Facebook is making many changes and improvements while studiously ignoring Google’s new social media offering, Google Plus. Your Real Estate Business involves the building and retention of relationships. Facebook has made significant changes to allow you to connect with your clients, colleagues and prospects. The sharing of relevant content and ability to have conversations is the key to your facebook success.
According to Ben Par of Mashable.com Facebook is going to be reborn today. The changes thus far have included three main areas;
1) Lists/Subscriptions – Facebook has created some lists for you that you populate, they have added smart lists that they populate based on your profile and kept your original lists.
Each of these three lists are automatically available and allow you to participate in group or dare I say ‘circle’ conversations. You decide who goes on these lists. The restricted list allows you to still send people messages and tag them while only sharing public posts with them. The location based lists allow for community conversations with clients and prospects. When you share a post with a list, everyone on the list is able to see who you shared with.
Tip: Creating lists for your Clients and Prospects will allow for more target marketing.
Smart Lists based on Work, School, Family and City will automatically be created based on your profiles. These circles (there I go again) will also allow you to share certain posts with the list members and choose the content you would like to receive from this group via ‘Manage List”.
Tip: The location based lists allow for community conversations with clients and prospects.
People you add to your ‘Smart Lists’ are notified (Needs Review below) that you’ve added them to that list and can choose to provide more details about the relationship or not. For example – type of family relationship – sister, aunt, etc.

A further step in personalizing your experience on Facebook includes the addition of the Subscribe feature. This allows you to indicate what type of updates you would like to receive per person as well as whether or not you will allow people to subscribe to your posts.
Subscribers do not have to be friends and your choices in type of posts to receive are:
- All updates: Everything your friend posts
- Most updates: The amount you’d normally see
- Important updates only: Just highlights, like a new job or move
You have automatically ‘subscribed’ to your friends and are receiving ‘most updates’ if you do nothing. ![]()
Tip: You can subscribe to your Real Estate competitors without becoming friends with them.
2) News Feed – the central part of your screen has become more like a newspaper with ‘top stories’ based on who you are closest to relationship wise (lists), who you engage with regularly on Facebook and which posts get the most comments/likes. As you get use to this feature you’ll be able to click on the blue corner to designate which posts are ‘Top Stories’ and then you’ll receive more posts from that person.

Most Recent has become a counter (remind anyone of Twitter) so you know how many stories are waiting to enter your feed.
Tip: Designate the posts of clients, colleagues, propsects and industry leaders and they’ll remain stacked up until you are ready to read them. Use lists on the left to review family and friend conversations.
3) Ticker – The updates from friends and the pages you have liked is now being streamed on the right side of your page. You’ll see every post and hover over any item to join the conversation in realtime. Wait, isn’t that what we do on Twitter?

Each type of post has different options available in the stream. For example you can add friends, share pictures, links as well as join a conversation.
Tip: Expand your network by joining in the popular conversations.
Those are the main points for today however you’ll find they have simplified the birthday wishes process, enlarged the photo gallery and made the top menu bar static, which are all nice improvements. Stay tuned….today is Facebook is going to a new level!
